Drywall estimates should itemize materials and labor separately, since labor typically accounts for 60-70% of the total cost. Customers often don't realize how much finishing work goes into smooth, paint-ready walls.

Materials

List drywall sheets by size and type (1/2" standard, 5/8" fire-rated, moisture-resistant for bathrooms). Calculate quantity based on wall and ceiling area minus openings, plus 10% waste. Include joint compound (all-purpose and topping), tape (paper or mesh), corner bead for outside corners, screws, and primer for the finished surface.

Labor

Drywall labor has four distinct phases: hanging, taping/mudding, sanding, and texturing (if applicable). Each phase is typically a separate visit to allow drying time. Price hanging per sheet or per square foot, and finishing per square foot. Specify the finish level (Level 3 for textured walls, Level 4 for flat paint, Level 5 for high-gloss or critical lighting).

Markup & Overhead

Drywall contractors typically apply 30-45% markup. The trade is labor-intensive with relatively low material costs. Your markup covers tool wear, dust control equipment, insurance, and the skill required for a smooth finish — which takes years to master.

Common Mistakes

Specify the finish level — it dramatically affects labor time and cost. Don't forget ceiling work, which takes longer than walls. Include disposal for scrap drywall. Note whether you're responsible for primer or if the painter handles it. For renovations, include demo and haul-off of existing material.
