Kitchen remodel estimates are the most complex residential estimates you'll write — they involve multiple trades, expensive materials, and decisions that affect the homeowner's daily life for weeks. A thorough estimate prevents scope creep and sets realistic expectations.

Materials

Cabinets are typically the largest single cost (30-40% of the total). Specify the cabinet line, door style, and finish. List countertops by material and square footage (granite, quartz, laminate). Include backsplash tile, sink, faucet, hardware, flooring, lighting, and paint. Note whether appliances are included or owner-supplied.

Labor

Break labor into phases: demo, plumbing rough-in, electrical rough-in, cabinet installation, countertop installation (usually by the fabricator), tile work, painting, and trim. Each phase may involve a different subcontractor. Include project management time if you're the GC coordinating multiple trades.

Markup & Overhead

General contractors typically mark up kitchen remodels 25-40% for overhead and profit. If you're subbing out work, your markup on subs is usually 15-20%. The project management involved in coordinating 4-6 trades justifies a higher markup than single-trade work. Cabinet and countertop markup is typically 20-30% over your dealer cost.

Common Mistakes

Don't underestimate demo time and cost. Include a dumpster. Note any structural work (removing walls, adding headers) as a separate line item — it's a common add-on that can blow the budget if not planned. Specify what's excluded (appliances, window treatments, etc.) to prevent scope disputes.
