Plumbing estimates need to account for both the visible fixtures customers choose and the behind-the-wall rough-in work they can't see. A detailed estimate builds trust and prevents costly change orders once walls are opened up.

Materials

List pipe type and footage (copper, PEX, PVC — each has different costs), fittings, valves, and fixtures. Specify fixture brands and models when possible. Include supply lines, drain assemblies, and any specialty items like expansion tanks or pressure regulators. Don't forget solder, flux, pipe hangers, and other small items — they add up.

Labor

Split labor into rough-in (running pipes in walls/floors) and finish (connecting fixtures, testing). Rough-in is the more labor-intensive phase. For fixture installations, you can price per fixture or by the hour. Include time for testing, flushing lines, and cleanup.

Markup & Overhead

Plumbing contractors typically apply 40-60% markup. The trade requires expensive licensing, insurance, specialized tools, and ongoing education. Your markup needs to cover a van/truck, tool replacement, and the downtime between jobs. Fixture markup is usually 20-30% over your supplier cost.

Common Mistakes

Always include permits and inspections — plumbing work almost always requires them. Note any access issues (cutting into walls, moving existing lines) as separate line items. Specify whether you're responsible for patching drywall after rough-in or if that's excluded from your scope.
